Integra Investment’s $300 million Aventura Parksquare mixed-use development is a unique blend of professional, social, and community lifestyle in the heart of Aventura, Florida. Integra selected yazi to plan and design the wayfinding and tenant identity program for the new development.
ELEVATING THE STATUS QUO
Designed by Zyscovich Architects with interiors by Steven G., the 1.2 million square foot health and wellness oriented project includes luxury residential apartments, Class A office space, an upscale senior living facility, an Aloft Hotel, a state-of-the-art wellness center, and 55,000 square feet of retail featuring a variety of restaurants and cafés. Working in collaboration with the owners, project architect, and the City of Aventura, yazi developed a wayfinding strategy for the proposed complex. In addition, we created tenant sign criteria guidelines that specify the allowable sign locations, character, content, sizes and quantities for all tenant signs on the property. Parksquare was the first mixed-use project approved in the Aventura, and we held several informational meetings with City staff to discuss the specific needs, conditions, and allowances for the project. The City strictly regulates sign heights, materials, placements, and messaging and yazi developed a special sign package where we successfully gained approval from the City to exceed some of the sign height and configuration restrictions — based on the unique qualities, needs, and characteristics of the project.
BRINGING IDEAS TO REALITY
We worked closely with the project architect to design several of the most prominent sign types. The elegant and modern building facades presented challenges to locating and mounting the necessary tenant identity signs around the property. We were successful in influencing a few architectural modifications which provided sound structural points of attachment and electrical connections for these signs. Yazi also designed special brackets and armatures that enabled signs to be mounted to the building facades — while complimenting, and not compromising, the integrity of the architecture.
